This highway corner Hotel, has just come on the market, and as you know I only deal in Islands and resorts, however the owner believes that the pub is a mini resort and that he is an associate of some friends of Australian Islands, so I said we will give it a go.

This pub located in Gandah, this sale does have sense of urgency as a family member who needs to move on runs the pub, the owner live elsewhere in Queensland.

The property sits on the corner of the Burnett Highway and Capper Street in Gayndah, which is the oldest town in Queensland.

Although the pub is in profit, the potential is unnecessarily lost, as this once vibrant pub will and can be brought up to speed with new and enterprising new owners.

The pub has 12 rooms with, each with beds and linen etc, this year they have had an increase in bed nights due to passing backpackers, and no advertising.

There is a beer garden and a large all weather car park,, and the location is around 3 hours from Brisbane and 50min from Bundaberg and Maryborough and an hour from Fraser Island (now there’s the island connection)

Gayndah has a major airport with a reasonable local population and is the administrative town for the greater area of the Burnett. There is ample drive by patrons traveling on the Burnett highway for that quick quencher or roady, as there is evidence of plenty of beer barrels that are replenished every week.

One main bar with a second smaller bar for functions in the grand  Room, there is a main kitchen that does not operate at this time, all the kitchen appliances and utilities are in good working order, however they have chosen not to operate, formally they were achieving 60 plus meals on Friday and similar on Saturday.

They also used to run a drive in bottle shop on site in the green shed (30×20 mtrs), this is also not operating, as this was a great income for the owner, however issues with family member, this was also shut down.

So at the moment we have a main bar and accommodation running, there was a few poker machines in operation a few years ago, however that no longer exists also, bring back Keno and on the side of the pub, is enough room for a Laundromat.

So my summation is: This is a great and reasonably populated town, and a perfect position for a pub right on the corner, all that is required to bring this pub back into greater turnover, a new owner can bring all the missing pieces back on line.

The owner has asked me to sell the property for much less that he paid for it in 2014.
